What is a hard money loan?
A short-term real estate loan secured by the property itself, underwritten primarily on the deal — purchase price, rehab budget, and after-repair value — rather than your tax returns. That focus on the asset is what makes 7–10 day closings possible.
How fast can you actually close?
Seven to ten days is standard when the file is complete — several of my repeat borrowers close every deal inside 14 days. Appraisal is usually the pacing item, so the sooner it’s ordered, the faster you fund.
What states do you lend in?
Nationwide, except Minnesota, Nevada, New York, North Dakota, South Dakota, and Utah.
What does 75% LTARV mean?
Loan-to-after-repair-value: the total loan — initial advance plus rehab funds — is capped at 75% of what the property will appraise for once renovations are complete. It’s the ceiling that keeps deals safely leveraged.
How does 100% rehab funding work?
The full rehab budget is built into the loan and released in draws as work completes. You front each stage, submit the draw, and get reimbursed fast — your cash isn’t locked in drywall for months.
How do experience tiers work?
Tiers are set by completed projects on title in the last 36 months, under your name or an entity you own 20%+ of. Five or more completed flips gets 90% of purchase at 8.75%; one to four gets 85% at 9.25%.
Do you work with brokers?
Yes — broker friendly, protected, and paid. A large share of my closed files come through broker relationships.
What do you need to quote a deal?
For a flip: address, purchase price, rehab budget, ARV, mid FICO, and completed project count. Send it through the deal form on the fix & flip page and you’ll typically have terms the same business day.
Is there a minimum credit score?
Terms are experience-driven first, but FICO is considered where applicable. Share your mid score when you submit and I’ll quote around the full picture rather than a hard cutoff.
Are you a direct lender?
Yes — fix & flip, ground-up construction, and bridge loans are funded directly through Quanta Finance. DSCR rental loans I broker to the best-fit lender for your scenario.
